LUDINGTON HOUSE B&B - Ludington is a bustling port city on Lake Michigan. The Ludington House B&B is just a few short blocks from the downtown business district, with easy access to shopping, dining and the cross-lake car & passenger ferry service. Ludington has some of the finest beaches on the Great Lakes and the number one rated Ludington State Park. The B&B is on the main entry to the city providing a lot of visibility for prospective guests. This lakefront community has a rich bounty of antique shops, craft stores, gift shops, art galleries and local restaurants.
Originally built in 1878, this three story Victorian, 5,300+ sq. ft. inn was tastefully updated in 2007 by the current owners, Bill & Kris Stumpf. Each of the 8 large, elegantly decorated guestrooms features period décor and furnishings. All guestrooms have an attached private bath, each with a shower or claw-foot tub. These rooms offer TV, queen-sized beds, wireless internet, A/C, fluffy robes and towels. Two of the rooms are luxury whirlpool suites which also have an electric fireplace as does one of the remaining rooms. Each guestroom is richly decorated with many antiques. Nightly rental rates vary by season and range from $90 to $194. The Stumpfs have increased their B&B occupancy by almost 30% since their acquisition!
This Victorian inn features many fine appointments such as hardwood floors, stained glass windows, tiled bathrooms, an original, open curved stairway, a side-sitting porch, 11 ft. first floor ceilings, hot water heat and a full basement. The Ludington House B&B is situated on a large, corner, 1½ lot with a new front sidewalk, new lawn and landscaping. It has a new underground sprinkling system and is bordered by a recently installed low-maintenance, white, vinyl picket fence. In 2008, the exterior of the wood frame building was completely repainted utilizing historically-correct colors. Most of the windows were also replaced which, with the exterior caulking/painting, has helped to drastically reduce the heating costs.
The keeper’s area covers over half of the first floor area and includes their own living room, dining room, kitchen, bathroom, bedroom & office/bedroom. The keeper’s area kitchen and bedrooms was extensively updated in 2007 which included a new foundation for the bedrooms and new appliances and plumbing fixtures, a granite work island and improved lighting for the kitchen area.
Bill & Kris Stumpf, owners of The Ludington House B&B, eagerly await new stewards for their dream inn that they bought in 2007. With a minimum of a $75K down payment, the Stumpfs are offering a qualified buyer a 5%, $125K interest-only second mortgage with a 5 year balloon. The Ludington House B&B is being offered at slightly above its real estate value: $525K.
